Portlink 180

A 28ha (69.2 acre) Enterprise Zone  situated between the Ports of Grimsby and Immingham – the UK’s largest Port complex by tonnage. Portlink 180 offers excellent multimodal connectivity and benefits from Enterprise Zone status offering Enhanced Capital Allowances up to up to €125m per investment project.

The site is situated approx. 8 miles north west of Grimsby and 2 miles from both Immingham Docks and the A180, which in turn leads to the M180. Kiln Lane Industrial Estate is situated north west of the subject site and it is through this Estate via Kiln Lane that gives access to the A1173 which adjoins the A180. Access to Immingham Docks is via Hobson Way which leads to Laporte Road. 

The site has been allocated within the Humber Enterprise Zone and as such businesses that locate here will be entitled to enhanced capital allowances for investment in plant and machinery.

The site comprises a greenfield industrial development site, being irregular in shape and roughly level, although the site slopes gently from the south to the north. The site has previously been used for arable production, however more recently benefitted from planning consent for the development of a Bio Fuel Plant. The site is fully fenced along the boundary with Hobson Way and South Marsh Road. There are a series of ditches which traverse the site running from north west to south east and an overhead power line and a pylon are situated at the northern part of the site crossing from east to west.

The site is available For Sale as a whole, although consideration will be given to disposal of the site from 5 acres upwards.

Planning consent has recently expired having been granted for a Bio Fuel Plant with associated access, parking and office buildings, however the site would suit a variety of uses falling within Classes B1 (Light Industrial), B2 (General Industrial), B8 (Storage & Distribution) Uses under the Use Classes Order 1987. Further enquiries upon planning should be made either directly to North East Lincolnshire Council Planning Department or via the sole agents.
